Wanted: Office Space around 250 to 450 sqft

Seeking office space for one person.
Month to month.
- 250 to 450 sqft - No more than $2 per square foot (negotiable if the office can be used as a work/live situation) - Wired internet connections - Private office (not retail) - 24 hour access - Bathroom - Parking for 1 car - Location: Generally not too far from Hollywood, Beverly Hills, Burbank, North Hollywood, Glendale.
I live in Burbank and don't want to be too far.
I work in video production (making youtube videos, streaming on Twitch, etc) and I don't have enough space at home to achieve the quality I'm looking for.
So I'm looking for a space that I can customize and make look good on camera.
-- Also I'm aware of the phone number scams so if your first email only says "send me your phone number" without any info on the office you will be ignored.
At least take me out for dinner first haha
