Hello,
I am currently looking for a ground-up construction general contractor who is interested in creating a business partnership with me - with a goal to develop spec homes around the Los Angeles area.
Someone who's experienced with the full scope of what's involved in the development of the new construction process such as permitting, understanding blueprints, running subs, and good timeline management.
Please keep in mind, this partnership will require both of us to come in with capital in the beginning as we would need to fund at least 50% of the project.
As 50/50 partners, all profits would be distributed equally amongst both of us.
I will take care of marketing, searching, identifying, negotiating, and acquiring the home or land, putting purchase/take-out financing in place, and making sure the purchase nets a strong return on investment.
Many times, general contractors have capital they want to deploy in real estate, but aren't experienced in the entire start-to-finish process of real estate, at the same
time, many investors aren't too experienced in the whole process pertaining to new construction.
This is why partnerships between a GC's and Investors have been proven to be very successful.

I've been in the real estate/mortgage business for 22 years.
I've done fix & flips, rentals, property management, lending, real estate sales and acquisitions, wholesaling, raising capital, and creative financing & tax strategies.
I'm proud to say that even throughout our strict California guidelines during our hardest time of COVID, I never lost a penny as an investor as I've always made it a habit of buying properties at extreme discounts and thoroughly vetting potential renters.
