Room in 4 bedroom house! - $958 (Mid City)

Hi all! We are looking for one more roommate to fill our special house in mid-city/mid-Wilshire (90019) starting April 1, 2024.
We have one room available for $958/month.
Utilities (including a gardener) are about $90/month.
Must be willing to sign a one year lease.
We can't add additional pets or people to the lease, so we're looking for just one person.
About the house/situation: four bedroom, three bath house.
One bedroom with a private bathroom downstairs, three bedrooms and two bathrooms upstairs.
The open bedroom is upstairs.
It's a large space and there's a nice downstairs front patio with table and chairs.
We also have a highly underutilized upstairs patio that we screened in, maybe you can help make it cute! We have a washer and dryer, central a/c and heat, great light throughout the house, a lovely neighborhood to take walks in, easy parking.
Rent stabilized so predictable rent changes and eviction protection.
We try to be as clean as possible and tidy the house up at night and after ourselves; we are looking for folks who do the same.
One of the rooms is right off the kitchen so we try not to regularly cook later than 9:30pm or so.
About us: there are four of us in the house right now.
There are two queer moms with a 3 year old daughter, and a friendly 9 year old dog who does bark at people making deliveries.
We love to do Shabbat together on Friday nights with homemade challah, and make dinners together when folks are around.
One of us works from home.
Our daughter goes to daycare but has asthma and stays home frequently while recuperating.
She definitely brings home colds and shares them with the household.
If we get sick we test to see if it's COVID; we would love for you to do the same.
The fourth person is an actor who works a couple of part-time jobs.
This has been a really wonderful home for us and we'd love to find great folks to share it with!
