PATH operates services throughout California, connecting our clients to a comprehensive continuum of homelessness prevention, street outreach, employment preparation and placement assistance, individualized case management, supportive services, interim housing, and permanent supportive housing.
*ABOUT THE JOB* As part of the Facilities Management & Operations team, the Associate Director of Facilities & Operations is responsible for managing PATH’s Maintenance Team; Tech I, II & III.
This individual will be advanced in technical skill, fully competent to independently perform all duties of the maintenance technician(s) and able to adjust competencies, as necessary to provide support for all classification of Maintenance Technicians.
Day to day duties will include routine preventative maintenance, staff hiring and supervision, training, performance management, oversight, project, vendor, and budget management, as well as personnel directly & indirectly responsible for safety-related activities agencywide.
Position Responsibilities: * In tandem with Sr.
Director of Facilities & Operations this position will Interview, hire, train, and supervise maintenance workers and determine appropriate repair methods and procedures for maintaining all building systems.
* Plans and assigns work duties to maintenance staff to maximize efficiency and efficiency of the work assignments.
* Cultivates and encourages collaborative work to ensure each worker can assist one another to support the agencies needs.
* Provides a continuous review of Maintenance operations to ensure quality, compliance, material, and product management.
* Develops and manages a rotating on-call system to ensure coverage of maintenance emergencies after business hours and on weekends.
* Responsible for coordinating and supervising installations, maintenance, and repairs of electrical, plumbing, carpentry, painting, and HVAC work in all PATH; Incl.
but not limited to Interim housing shelters, Permanent supportive housing, office space, grounds etc.
* In tandem with Regional Facilities Manager: coordinates repairs done by outside contractors/vendors and inspects such work upon completion; ensure the commissioning of new building acquisition from the planning and design phase is adequate and meets service requirements of the user departments and PATH philosophy as a whole.
* Develops and maintains a Preventative Maintenance (PM) program for all assigned sites.
* When necessary, this individual will serve as a member of the Maintenance /ON-CALL team and performs a variety of semi-skilled and skilled building maintenance duties involved in the repair and maintenance of facilities and grounds; performs and assist in building maintenance tasks involving plumbing, carpentry, electric(120V), remodeling, painting, and a variety of other craft work.
* Serves as a Co-Chair & Facilities Department representative to the PATH’s Safety Committee, leading the Safety Committee.
* Participate and leads as needed in emergencies including, but not limited to fires, earthquakes, gas leaks and respond to ensure management is aware of and that participants, staff and visitors are kept safe during such incidents (e.
g.
, shut off utility mains, help evacuate staff, etc.

*PREFERRED QUALIFICATIONS* * Bachelor’s Degree in Life Safety, Environmental Science, Occupational Safety or related field.
* Certified in electrical or plumbing maintenance.
* Certified in Life Safety, Fire Safety, Environmental Safety or Licensed as a General Contractor.
* One (1) year of experience in facilities at a medical, hospital, or mental health organization.
*MINIMUM QUALIFICATIONS* To be considered for this position, we require all candidates: * Five (5) years general maintenance experience in building/equipment, maintenance and carpentry and repairs; and at least 5 years’ experience in electrical or plumbing maintenance (certificate a plus).
* Three (3) years experience supervising a facilities/maintenance team.
* Ability to drive vans and light trucks safely if assigned to driving duties.
*MANDATORY REQUIREMENTS* Regardless of qualifications, candidates must: * Have employment eligibility verification * Have or be able and willing to obtain CPR/First Aid training * Successfully complete the following as a condition of hire: * Tuberculosis Test * Background Screening * Drug Test *DRIVING* Driving is an *essential function* of this position.
