We are currently seeking a highly motivated Maintenance Technician to join our team.
This role will report to the Community Manager.
We are seeking an experienced maintenance technician for a lease up in the Long Beach, CA area.
To successfully perform this job, the maintenance technician must perform each essential duty satisfactorily and maintain a professional and friendly environment.

Property Management experience and Fair Housing Knowledge required.
Job Type: Full-time Salary: $25 - $35 hourly Schedule: Monday to Friday Work Location: In person Benefits: • 401(k) • 401(k) matching • Dental insurance • Health insurance • Life insurance • Paid time off • Vision insurance Experience level: 3-5 years Schedule: Monday to Friday On call as needed Weekends as needed Education: High school or equivalent (Required) Position Purpose: Under general supervision, performs a variety of maintenance duties to maintain and enhance the value of vacant(s) and occupied units; updates and monitors replacement logs (redecs) for property(s); consults with Property Supervisor and Office Administrator by ensuring the property is maintained in accordance with the standards set forth by the company; performs other related work as necessary.
In general, is responsible for overseeing the entire function of the property.
Provides a high level of customer service to all residents, co-workers, and quests by practicing CPR; Courteous, Professional, and Respectful.
Essential Duties: 1.
Performs a variety of maintenance and repair duties including, but not limited to; painting, plastering, tile/masonry work, carpentry work, plumbing, lock replacement, janitorial, and electrical work.
2.
Trouble-shoots and repairs electrical problems; repairs electrical appliances and fixtures; repairs, installs and maintains equipment such as motors, lighting circuits, timers, clocks and other power equipment; repairs or replaces switches, outlets, breakers, fuses and wiring; replaces light bulbs.
4.
Maintains heating and ventilation units; trouble-shoots and makes minor repairs as necessary.
Major repairs including compressor replacement to be performed by a third party professional.
5.
Performs a variety of carpentry duties as assigned; constructs and/or repairs window frames and door hangings.
6.
Performs masonry tasks; cement and/or plaster.
7.
Performs utility duties such as loading, hauling and unloading of materials and supplies.
8.
Responsible for responding to emergency calls from residents or management when “on call” 9.
Maintains list of “emergency” vendors and have available at all times at workshop and when on call.
Inform Office Administrator when vendors are added or removed from list (Office Administrator will update and distribute).
10.
Wears required safety equipment at all times when performing tasks in and around the property(s).
Perform all other various tasks as directed by Supervisor.

equivalent; at least three (3) years of general maintenance or construction experience, including plumbing, electrical, carpentry, and painting work; or an equivalent combination of education and training.
Troubleshooting and repairs: 3 years (Required) Knowledge/Skills/Abilities: Knowledge: Property management practices and general office policies and procedures, plumbing repair methods and tools, heating and ventilation unit repairs, cement and carpentry work, plastering and painting procedures, and electrical repair methods.
Skills: operate a copier, fax machine, and operate a variety of hand, power and shop tools, and equipment in a safe and effective manner.
Abilities: perform basic mathematical calculations, perform building maintenance duties, including painting, plastering, plumbing, electrical and other related duties, read blueprints and electrical wiring diagrams, work independently in the absence of supervision, organize and prioritize tasks to meet established deadlines, follow oral and written instructions, establish and maintain effective working relationships with those encountered in the course of the work.
Physical Elements: The employee occasionally works in outside weather conditions; near moving mechanical parts; and/or exposed to wet and/or humid conditions and vibration.
The employee may be required to work in high, precarious places and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
The noise level in the work environment is occasionally loud.
The employee must frequently bend, stoops, reaches, pushes, and lifts and/or move up to 50 pounds and occasionally up to 100 pounds.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus, to maneuver body while in place, dexterity of hands and fingers, coordination, including eye-hand, hand foot, physical strength, associated with this job, to handle routine materials and tools, and an above average of endurance.
Special Requirements/Certification: Current and valid Class 3 California Driver's License, an acceptable driving record and proof of liability insurance, full coverage in transporting employees.
