Providing me notice that you are moving out (up until the 10th of the month) is only required when an early termination is desired without penalty.
No notice is required by me or you regarding your termination/move-out date listed on the lease if an extension hasn't been signed, as it is automatic, pre-determined and pre-agreed.
For example, I'm not required to initiate an eviction process because staying beyond your sub-lease term is simply trespassing.
I may optionally provide a courtesy notice highlighting the end of your term-lease if it has not been extended, but this is gratuitous and optional.
Prior occupant was Covid tested and remains healthy.
Room will be sanitized.
I've been tested, I haven't had covid and am fully vaccinated & boosted.
I try to continue to follow safe practices.
I expect any house-mates to be guided by CDC safe practices and vaccination recommendations.

I am the Master-Tenant and Lease Holder which means I would be your Landlord for the purposes of this agreement as the offer is to become a Sub-Tenant/Lessee for a fixed term.
Any additional lease term requires a new or renewed lease agreed to by us both - you and I.
I am generally easy-going and really only take issue with those who fail to show consideration, respect, and sensitivity, or to make an effort to help everybody keep things cordial and nasty-free.
