Hi we currently have a room available in our family home.
It is in a quiet part of Burbank in a cul-de-sac community.
The room is on the ground floor and has its own entrance on the side of the house.
You would be renting the room only, and not have access to the rest of the house.
I will include pictures of the room, and if you’re interested I can send you a video walk-through, before setting your appointment to come check it out.
Pros: -This is a room that we have added many upgrades to over the years.
-Including new floors and recessed lighting.
-Modern, recently upgraded and fixed full bathroom (with standing shower and toilet, and sink ).
-We have also just installed *for you* BRAND NEW AC conditioning unit that also has a heater + fan feature.
-The room itself is pretty similar to a small studio.
-A quiet space to come home to and call your own in a safe neighborhood.
-Conveniently located close to: Ralphs, 99 Cent Store, CVS, The Burbank Empire (Target, Walmart, etc.
), Burbank Towncenter & Promenade, Burbank AMC 16, Sprouts, The Chandler Bike Path…some very awesome hiking trails in our city too! -Burbank in itself is its own microcosm of many awesome restaurants and stores, not the mention our own airport only 6 minute drive away.
-We always want to respect the privacy of our tenant, and want to make sure you feel safe and comfortable here.
The line of communication is always open if you have any concerns.
-There is always available parking on our street (but please observe street cleaning days: Wednesday + Thursday.
) -Close free way access.
The 5 Freeway is a few minutes away.
The 134 freeway is about a 10 min drive.
-Trash, utilities, etc.

-You are welcome to use our home internet, but if its not fast enough for you, you can set-up your own internet seperate from us.
Cons: -You room does NOT have a kitchen, but feel free to bring for example what a college student might use in their dorms.
(Microwave, mini-fridge, electric water kettle, etc.
) -Small room with no kitchen access-maybe better suited for a single person who doesn’t cook much.
-There is no laundry access.
The closest laundromat is 0.

-We hope you are okay with the normal sounds of living with others.
We have never had a tenant complain to us about noise though.
All our tenants actually stayed for awhile, very harmoniously.

Our ideal tenant pays rent on time, quiet and respectful.
