Renter Seeking Room or Guest House (Valley)

Female Renter here seeking a room and private bath in a home or guest house.
I am 37, work full-time (sometimes from home, sometimes on location).
Happy to go through a credit check and background check.
Also, able to provide references if needed.
I'm clean and quiet and seeking a room that is also within a clean, quiet home.
I am open to light care-taking if the owner lives on premises and needs help with cleaning and taking care of the property in exchange for lower-priced rent.
Looking to stay below $800.
I've had some great offers under $800 and would like to see what else is out here, specifically in the valley.
I have my own car, and I tend to keep to myself.
I am focused on my life and goals.
I don't bring home guests, and I don't party.
I don't smoke, and I also don't drink (but not opposed to others I live with drinking).
I stay busy and don't have time for unnecessary drama.
No pets or animals either.
