As a Property Maintenance Manager at Tripalink, you will play a crucial role in overseeing the maintenance operations of our properties to ensure they are safe, well-maintained, and aesthetically pleasing.
You will lead a team of maintenance technicians, coordinate maintenance activities, and ensure that all work is completed efficiently and in accordance with company standards and regulations.
This is an exciting opportunity for an experienced and skilled professional to make a significant impact on the overall quality of our properties and the satisfaction of our residents.
Responsibilities: Supervise and coordinate the activities of maintenance technicians, including scheduling, assigning tasks, and providing guidance and support.
Oversee the maintenance and repair of mechanical, electrical, plumbing, HVAC, and other building systems and equipment to ensure optimal performance and functionality.
Develop and implement preventive maintenance programs to minimize downtime and reduce repair costs, while ensuring compliance with safety regulations and industry standards.
Conduct regular inspections of properties to identify maintenance needs, safety hazards, and areas for improvement, and take appropriate action to address issues promptly.
Manage maintenance budgets and expenses, including monitoring costs, forecasting future expenses, and identifying opportunities for cost savings and efficiency improvements.
Coordinate with vendors, contractors, and suppliers to obtain quotes, schedule services, and ensure quality workmanship for maintenance projects and repairs.
Respond promptly to maintenance emergencies, including after-hours calls, and take appropriate action to resolve issues and minimize disruption to residents.
Maintain accurate records of maintenance activities, including work orders, inspection reports, and inventory of supplies and equipment.
Qualifications: Bachelor's degree in Facilities Management, Engineering, Construction Management, or a related field; or equivalent combination of education and experience.
Minimum of 5 years of experience in maintenance management, preferably in the property management or real estate industry.
Strong technical knowledge and hands-on experience in maintenance and repair of building systems and equipment, including mechanical, electrical, plumbing, HVAC, and landscaping.
Excellent leadership and interpersonal skills, with the ability to effectively communicate, motivate, and manage a team.
Proven ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment.
Knowledge of safety regulations, codes, and standards related to building maintenance and construction.
Proficiency in computer skills, including email, spreadsheets, and property management software.
