We are currently hiring for a full-time *Experienced Property Manager* for a Brand-New, *Permanent, Supportive* *Housing *Apartment Community in Los Angeles, *specifically dedicated to Homeless Seniors (55+).

* Minimum 2 years experience with *Affordable Housing Property Management*
* Experience with *HUD-Project Based Vouchers* compliance
* Experience with *LIHTC TAX-Credit *Housing compliance
* Experience working with *HACLA - Housing Authority of LA*
* *Supportive housing experience *a plus
* *Social services experience* a plus
* *Urban Futures experience* a plus
* Ability to multi-task in a fast-paced, ever-changing work environment
* Excellent Organizational and Communication Skills are a MUST
* Proficiency in all Microsoft Office Programs (Outlook, Word, Excel, Etc.
)
* A friendly, outgoing personality & the ability to interact with a variety of personality types
* Flexibility and ability to identify problems and offer solutions
* Ability to collaborate and work closely with the Resident Services Provider, _Project New Hope_
* Ability to respond to after-hours emergencies when needed
*Daily Duties & Responsibilities include:*
* Rent Collection and monitoring aged receivables
* Processing Move-In's & Move-out's as necessary
* Collaborating with the Social Service provider daily
* Issue notices and obtain documents necessary to complete annual recertification's per the property subsidy
* Complete weekly and monthly Company reports
* Complete Urban Futures reporting
* Conduct all business within Fair Housing guidelines and Company policies and procedures
* Process applications as necessary
* Retain residents through effective interaction, conflict resolution, communication, etc.
* Process Reasonable Accommodation's per procedures
* Maintain Resident Files
* Conduct file audits regularly
* Enforce occupancy and lease rules consistently and fairly
* Work together with maintenance technician to ensure work orders and inspections are completed and processed
* Assist maintenance tech to obtain bids for larger projects and jobs.
Ensure vendors have required insurance and licenses.
* Walk the property grounds twice per day
* Be proactive with training, reading manuals, identifying and communicating needs, etc.
* Communication with staff, residents, Supervisor, Corporate office, etc.
* Assist with cleaning common areas as needed.
* All other duties as assigned by the Supervisor
*Compensation includes:*
* $22 Hourly Pay Rate
* Rent-Free, On-Site Exempt 2 bedroom, 1 bathroom apartment
* Personal Time Off (includes Sick) - Employees within their 1st - 4th year accrue up to 20 days of PTO annually.
* 11 Paid Holiday's per year
