What is a Property Inspection?
Ziprent requires home inspections for properties when tenants vacate as well properties that are between lease periods.

The inspector role also requires as-needed tasks at properties such as notice posting, property checks to verify squatters/abandonment, and documentation of break-ins.
Candidates that apply should be comfortable handling these type of sensitive situations.
As-needed tasks are paid at a maximum of $50/hour to include gas/mileage.
The purpose of the property inspection is:
1) To report on the interior condition of the property using a mobile application.
2) Inform Ziprent, tenants and landlord of the condition of the property before new tenants move in so potential deductions can be evaluated and any needed repairs can be made.
ATTENTION TO DETAIL IS KEY!!!
Responsibilities:
*Most inspections should take an hour depending on size and condition of the property.
*Inspections will be completed at the property, by using phone, tablet or computer with internet connection.
*Complete the inspection in the given time frame and at assigned appointment time
*Walkthrough reports due within 24 hours of inspection
*Must be reliable and punctual
*Report property condition and note any defects, or issues with the interior and exterior
* Document and test all keys
*Pick-up smart lockboxes from alternate locations for installation at walkthrough assignments (additional $25 paid per pick-up)
*Take detailed photos and notes for all areas of the property
*Complete a form using your smartphone or computer using the Ziprent software
*Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
*Must be comfortable handling sensitive situations at properties such as posting notices, property abandonment, and squatter situations.
Requirements (to be considered you must have the following):
*California Home Inspector Certification preferred, but not required.
*Property Management experience preferred, not required
*Computer with an internet connection
*Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)
*Smartphone (Android or iPhone)
*Tech Savvy- Able to pick-up and install electronic smart lockboxes
*Pass a standard background check using a valid driver's license
Pay and Hours:
*Ziprent pays monthly based on an established flat rate for each inspection.
$70 per inspection to start with increases based on performance after first 3 months.
*Additional $25 for each smart lockbox pick-up within 35 miles
*Depending on your location, availability and willingness to travel, you will complete 0 - 5 inspections per month on average.
*There is no set amount of inspections per month, but the work is consistent month-to-month.
*Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory
*No additional mileage reimbursement above the flat fee per inspection.
*The job is a 1099 Independent Contractors position.
