Summary & Objectives
The Senior Residential Property Manager (SRPM) will directly manage and maintain a portfolio of properties in addition to leading/supervising Property Managers and Assistant Property Managers.
Senior Residential Property Manager (SRPM) must be able to motivate a team of professionals and grow them into leaders.
The Senior Residential Property Manager must perform well under pressure, maintain a positive attitude, and create a fun and harmonious work environment.
The Senior Property Manager will be responsible for interoffice management, focusing on driving performance and adherence to company-wide values, vision, and goals, continually striving to improve work processes and results to meet clients' expectations better.
The Senior Property Manager position is ideal for a professional with experience with various product types across diverse markets.
Relationship
Reports to the Director of Property Manager.
Leads and supervisesProperty Managers, AssistantProperty Managers, and Property Management support personnel.
Establishes relationships with colleagues in all departments within the Company.
Develops and maintains relationships with Owners, tenants, vendors, and contractors.
Essential Functions
Manage and maintain a portfolio of properties with a full-time Assistant Property Manager (see Property Manager Job Description).
Effectively train, lead, mentor, and manage a team of Property Managers and Assistant Property Managers to meet or exceed the Company's core value of "and MORE" as it relates to the customer experience.
Work with the Director of PM on the following, which is not intended to be an all-inclusive list, but a reasonable example:
Lead and train the PM team on advertising, leasing, and community contacts to maximize occupancy.
Manage the maintenance workflow with a focus on optimizing efficiency, productivity, and quality of service.
This includes management of the documentation in AppFolio, timesheet, and invoice approvals.
Build upon the current fee-based management services offered to our tenants and clients.
Assist and train the PM team with the bidding process, repairs, maintenance, and capital improvements.
Ensure accurate records of current space conditions including roof, HVAC, utilities, Property Checklists, and particular circumstances.
Make recommendations for staff recruitment, selection, promotion, advancement, corrective action, and termination in accordance with Coastline Equity's core values along with the Leadership team.
Provide detailed status reports on all properties as requested with the support of Residential Property Management.
Ensure that all community, property, management, and client expectations are met with excellence.
Keep abreast of new technologies, systems, and procedures related to property management.

Technical Capacity: Proficient Microsoft Office knowledge and AppFolio software experience preferred.
