The Role: The position will be supervised by a Fund Controller.
The Accounting Manager will be responsible for the review and oversight of the accounting for operating real estate assets performed by third-party fee managers.
The position also entails fund level accounting and the consolidation of fund level financial statements.
The position is generally responsible for approximately 15 to 20 investments and their related funds.
What You do: • Review property management financial reports prepared by third-party fee managers on a small portfolio of higher risk real estate investments assets.
• Record equity in earnings for joint ventures • Record minority interest for consolidated entities • Record and reconcile Fund financial information.
• Supervise accounting seniors & staff to ensure: • Accurate and timely production of all financial information • Accurate and timely review of monthly property reporting packages • The financial integrity of the Funds and investor records • Proper analytical review of the asset operations from a balance sheet, income statement and cash flow perspective as well as an overall business perspective.
• Perform a high-level secondary review of the Seniors’ PM Review Checklists.
• Identify risk areas to discuss with the Fund Controller • Perform secondary review and signoff of the bank reconciliations.
• Perform secondary review and signoff of journal entries.
• Manage the input of investor and property return data and perform quality control review, including reconciling to total fund balances.
• Coordinate property CAM Reconciliations to ensure CAM expense pools tie to MRI and total CAM billed agrees to CM ledger • Review & compile various consultant data questionnaires • Review the quarterly NCREIF Data Submission of property level financial performance • Review and approve all Fund invoices ensuring timely processing for payment • Ensure that Quarterly B/S & I/S vs.
budget are provided to Portfolio and Asset Management.
• Ensure senior accountants have received signed rent-rolls from Asset Management and follow up as necessary • Research appropriate accounting guidance to resolve accounting related questions and provide necessary feedback to asset managers, property managers/accountants and senior/staff accountants.
• Attend Quarterly Asset Manager Meetings for portfolio of assets reviewed • Perform due diligence accounting reviews for new acquisitions.
• Interact with other property accountants, banking personnel and asset managers.
• Assist in the preparation of annual audit and tax work papers.
• Coordinate the timely review of the Investor’s K-1s with Senior Accountants and Marketing • Participate in the compilation of Corporate Budgets • Coordinate the upload of all Corporate Budgets.
• Coordinate the upload of all Non-MRI budgets in to MRI (both wholly owned and JV).
• Coordinate property budget reviews to ensure approved property budget templates agree to MRI input.
• Provide the Controller performance review input for Senior Accountants semi-annually.
• Prepare all property level lender compliance financial statements including balance sheet, income statement, & statement of cash flows as requested by asset management.
• Reconcile and post journal entries related to the Fund’s short-term investment accounts.
• Review Accounts Receivable and the Allowance Account performing the following: • Analyze the reserve as a percentage of A/R • Review Allowance for Doubtful Accounts Rollforward • Reconcile the change in the Allowance for Doubtful accounts to Bad Debt Expense • Ensure all AR Write-off Memos have been provided by Asset Management • Participate in the compilation of the Quarterly Report binder.
What You Need: • Minimum of 6 to 7 years of accounting experience with an emphasis in the real estate industry • Prefer experience in both public accounting and private industry accounting • Prefer experience with investment companies • Prefer supervisory experience Your Skill Set: • Be conscientious about achieving deadlines and have an accurate work product • Assume accountability for specific performance • Good written and verbal communication skills, including ability to articulate recommendations in a concise and timely manner • Detail-oriented and very analytical • Strong organization skills • Quantitative propensity with ability to spot errors • Strong computer skills in Microsoft Excel • Familiar and experienced in performance data returns • Familiar with internal rate of return calculations • Familiar with consolidating and equity method of accounting • Strong knowledge of GAAP and accounting pronouncements in general • Understand variance analysis when comparing actual to budget or historical results • Understand how to read and write financial statements • Act as a good mentor to staff The salary range for this position is $140,000 to $180,000 annually.
