Title: *Director of Property Management*
Pay Scale: $120,000 to $130,000 annually, plus annual bonus.

We are seeking a highly motivated and experienced Director of Property Management to oversee the operations and management of our nine apartment buildings totaling 600 residential units in the Greater Downtown Los Angeles area.
As the Director of Property Management, you will be responsible for ensuring the efficient and effective management of all aspects of the properties, including oversight of On-Site Property Managers, leasing, and maintenance.

The position reports directly to the CFO, and there will be opportunities for growth as Oro Properties LA continues to expand with new properties and new real estate developments.

*Responsibilities:*
- With the On-Site Property Managers, manage all aspects of property leasing, including marketing, tenant screening, lease negotiations, and lease renewals.
Approve leases in Appfolio.
- Hire, train, and manage On-Site Property Managers.
Establish policies and procedures for On-Site Property Managers for leasing and community operations.
- Utilize Appfolio software for tenant communications, accounting/billing, and maintenance requests.
- Work with Oro Maintenance Manager and Oro Maintenance Team to ensure that communities reflect high quality standards.
- Handle contract negotiations with vendors and service providers to ensure cost-effective solutions.
- Resolve conflicts or disputes between tenants in a professional manner.
- Annual budgeting in coordination with Accounting and Maintenance Manager.
- With the On-Site Property Managers and Accounting, oversee preparation of monthly leasing reports and budget variance explanations.
Strive to reduce vacancy downtime and improve tenant retention, as well as control expenses.
- With the On-Site Property Managers, respond to tenant inquiries and vendor communications.
- Interface with attorney as needed for delinquencies.
- Availability after-hours as needed for emergencies.
*Skills:*
- Familiarity with Appfolio.
- Experience in personnel management, leasing practices, property management practices.
- Knowledge of legal administrative procedures related to residential property management in City of Los Angeles and willingness to continually learn.
- Proficient in office administration tasks, including file management and correspondence handling.
- Excellent conflict management skills to handle tenant disputes or conflicts effectively.
- Customer service-oriented mindset with the ability to build positive relationships with tenants, vendors, other employees, and owners.
- Word processing, basic spreadsheet, and other computer skills.
