The Field Operations Manager is responsible and accountable for efficient, safe and cost-effective management of all corrective and preventative repairs within University Apartments.
Develop strategies for field operation improvements and efficiencies.
Under the direct supervision of the Area Facilities Manager of University Apartments, administer, supervise and inspect all daily maintenance, preventative maintenance, and apartment renovations for off-campus apartment complexes, as well as the Childcare Center at University Village in accordance with established University and departmental guidelines.
Reporting to the Facilities Area Manager, directly responsible annual turnover of Graduate and Undergraduate housing.
In coordination with supervisor, supervise approximately $43M in revenue and $19M in expenses; UCHS operating budget of $25M in revenue and $8M in expenses, $11M in Capital Improvement, $156k for UCLA Medical Apartments.
Hire, supervise, coach, train and evaluate 11 Facilities Mechanics, 4-5 Residential Services Mechanics, and other career, limited appointment, temporary, or student staff as needed.
Responsible for coordinating, assisting, and implementing projects and corrective repairs of specified new construction and four-wall renovation projects currently planned by UCLA Housing.
The position requires flexibility traveling to and from various locations, requiring ability to climb ladders, walk and work in various graded sites and lifting/lowering of weighted objects.
Responsible for establishing and maintaining cohesive working relationships with internal and external stakeholders to maintain an efficient and effective organization capable of contributing assurances of full occupancies as well as employee and customer satisfaction.
Work within Maximo (the department wide Enterprise Asset Management software) to properly distribute, coordinate, and compile accurate tracking data.
Manage the Housing Maintenance safety program, including the coordination of Safety Committee and monthly safety trainings.
Work with other Field Operations Managers, and EH&S to meet required departmental training benchmarks.
Complete other duties as assigned.
