Looking to hire Property Manager (LOS ANGELES)

I'm looking for a professional property manager with experience and references.
I do not need rent collected.
The property is very low maintenance.
I need someone who can be called by me or the tenant directly (it will be rare) - if there is a problem and be the person who contacts my plumber or my electrician or whoever else is needed and arranges to be at the home when work is being done.
Again, this is rare.
What I would want done on a regular basis is a visit to the property on two Tuesdays a month at 2:30-3:00 PM when the Gardener is working.
These visits are for you to see how the property looks: roofs blown clean of leaves, gutters cleaned and generally if it looks like anything needs to be done on the property by the gardener or someone else (plants watered etc).
If you run into the tenants (it is a duplex) ask if anything needs attention and filters for HVAC are being changed monthly (by tenant).
The property is located between the Hollywood Bowl and Universal Studios off the 101 Freeway.
Start date is a few months away.
