Clippers Heat front row behind courtside below face value - $285 (Santa Monica)

I have 2 Clipper season tickets available next Monday 1/1/24 against the Miami Heat at 7:30pm.
The seats are incredible, front row baseline behind the seats on the wood so you get the six feet of legroom.
I have seats 3-4 on the in section 106 row B, for clipper games there’s no row A so row B is the front row.
Face value is $380 per ticket but I’m only asking $285 each.
