Single female looking for room in private home (Burbank/Glendale and surrounding areas)

Just want to clarify I am NOT looking for offers of live in girlfriend, trading favors for rent or anything of that nature.
Please save us both time and do not respond.
I am hoping to find a furnished room for month to month rental.
Preferably mid February but am open to other time frames.
I have references from past rental agreements if needed.
I prefer the owner of property to also be single without children living on the premises.
I am also a non smoker and do not engage in recreational drugs and alcohol.
Also looking for rental price with utilities included.
