The Real Estate Analyst is responsible for conducting in-depth analysis of real estate properties to support the company's decision-making processes.
This includes evaluating potential acquisitions, monitoring the performance of existing properties, and providing insights to optimize property portfolios.
Only candidates local to Los Angeles and surrounding areas will be considered.
Key Responsibilities:
Financial Analysis:
· Conduct financial modeling, including cash flow projections, return on investment (ROI) analysis, and sensitivity analysis for potential real estate acquisitions.
· Evaluate and analyze property income statements, balance sheets, rent rolls, and other financial documents through Microsoft Excel.
· Create investor pitch decks through Microsoft PowerPoint to help raise capital for real estate acquisitions.
Market Research:
· Research and analyze local real estate markets to identify investment opportunities and trends.
· Monitor and assess competition, rental rates, and property values in target markets.
Due Diligence:
· Assist in due diligence processes for property acquisitions, including reviewing contracts, property inspections, and title searches.
· Identify and assess potential risks associated with property investments.
Portfolio Analysis:
· Analyze the performance of existing properties within the portfolio to identify areas for improvement and growth.
· Develop strategies to enhance property value and optimize revenue.
Reporting and Presentation:
· Prepare detailed reports, presentations, and recommendations based on analysis to support decision-making by senior management.
· Communicate findings and insights to internal and external stakeholders.
Budgeting and Forecasting:
· Collaborate with property managers to create and manage property budgets and forecasts.
· Track and report on actual performance against budgeted figures.
Data Analysis:
· Maintain and organize property data and financial records.
· Utilize data analytics tools to identify patterns and trends.
Track the activity and performance of partners and investors.
Equity/Distribution Waterfalls:
· Create Equity/Distribution Waterfall Models from scratch through Microsoft Excel according to Property Operating Agreements.
· Track Equity/Distribution Waterfall Models to determine when Promoted-Interests should be implemented and update internal distribution schedules accordingly.
Qualifications:
· Bachelor's degree in real estate, finance, economics, or a related field.
A master's degree may be preferred.
· Strong analytical and quantitative skills.
· Proficiency in financial modeling and data analysis (an Excel test may be administered).
· Knowledge of real estate industry practices and principles.
· Excellent communication and presentation skills.
· Experience with relevant software tools, including CoStar, YARDI, and Microsoft Office (proficiency in Excel is a must).
· Ability to work independently and as part of a team.
· Attention to detail and the ability to manage multiple tasks simultaneously.
· Knowledge of relevant laws and regulations in the real estate industry.
