Reports to: Executive Director Pay: Starting at $130,000/ Annually Status: Salary-Exempt Employees to be supervised: 2 Work Hours: Full time, some evenings and weekends required Position Summary Under the direct supervision of the Executive Director, the Senior Project Manager performs a range of duties managing the development and construction process.
Serves as a contact person for all entities involved in the development and construction of projects.
Performs feasibility analysis; secures all necessary development approvals, prepares documents and plans, and project financing applications.
Oversees coordination of all required materials for application for project financing and department approvals, financing documents, plans and documents prepared by outside architects, engineers, and consultants.
Monitors and oversees performance of consultants on the project.
Typically manages the more complex development projects with minimal direction.
As an ambassador for the organization, this person is also responsible for actively supporting the overall mission and vision of NEW.
Duties and Responsibilities Independently manage and oversee preparation of applications, and coordinates required materials for applications for project financing and department approvals,including providing material for architects Coordinate, supervise and recommend project consultants and construction team members; independently oversees preparation of construction bidding and contract materials; independently coordinates selection of contactors, construction manager, and other design/engineering team members Monitor and evaluate all phases of design and construction drawings, construction in progress, payment(s), change orders Make public presentations of the entire project including design and finance Secure financing sources, prepare loan and grant applications, work with public agencies, lenders and investors to secure pre development, construction and permanent financing as well as ensuring lender compliance requirements are met.
Manage the preparation of competitive proposals for land dispositions including development of preliminary feasibility analyses for potential sites; work with public agencies to determine RFP/RFQ requirements as well as prepare development proposals Oversee the construction administration of a project including managing the project budget, attend construction job site meetings, act as Owner’s representation during the construction phase of a project and ensure proper transition to operations Manage the monitoring and reporting process during the construction phase through completion of the development and transition in asset management and property management capacities for NEW Provide administrative support to the Executive Director and perform other duties as may be necessary to further NEW’s mission Supervise Real Estate Department staff Qualifications and Experience Solid understanding of financial pro formas Solid understanding and experience with LIHTC, MHP, AHP, including financing and development Experience with 4% and 9% LIHTC applications and soft public funding for at least two projects required Entrepreneurial and creative approach to problem solving in the field of real estate development Experience interacting and negotiating with California State and Local housing agencies Has the capacity to handle multiple tasks simultaneously in an efficient and timely manner Ability to work well under pressure and successfully meet project deadlines Highly organized and detail oriented Strong writing and communication skills Education Bachelor of Arts degree in development, economics, architecture, Public Administration, Planning, Real Estate, Business or related field, Master’s degree preferred AND Seven or more years progressive responsibility in real estate development or finance or related experience such as affordable housing, finance, planning, community development,including 3-5 years of direct development experience in a significant role with development projects Additional Requirements Must have access to reliable transportation provide proof of current California driver’s license, acceptable driving record (current DMV H6 printout), and current liability auto insurance Fingerprinting and TB Clearance New Economics for Women (NEW) is an equal opportunity employer.
