The Griffin Capital Team has engaged in the development of approximately $4.
3 billion of real estate with a specific focus on the multifamily sector where it has a development portfolio of more than 11,200 apartment units.
*Position Summary* Member of team responsible for assessing potential multifamily development and acquisition opportunities.
Responsibilities include identifying markets, conducting financial analysis, market research, and managing the due diligence process and assisting in all acquisition efforts.
Work closely with the acquisitions team, under the supervision of senior management, to evaluate properties and investments that align with the company’s strategies.
*Duties and Responsibilities* * Source and evaluate prospective acquisition opportunities in accordance with the firm’s investment criteria in target markets.
* Prepare underwriting on prospective acquisitions, which includes creating financial models, market overviews, rent and sale comps, supply and demand projections and business plans.
* Perform financial modeling, including cash flow analysis, return on investment calculations, and sensitivity analysis.
* Evaluate potential risks and rewards associated with each investment opportunity.
* Prepare Investment Committee materials, deal summaries, market overviews, due diligence memorandums and assist with investor presentations and fund offering memorandums.
* Assist in property valuation by analyzing comparable sales data and market trends.
* Work with legal counsel to negotiate purchase and sale agreements, partnership agreements, and related documentation.
Coordinate with real estate team and legal counsel to prepare offering materials.
* Interact with distribution partners, investors and advisors on an as-needed basis regarding market, property, and investment updates.
* Assist in the disposition of the assets and close-out of the investment vehicles.
* Collaborate with asset management and portfolio management teams to develop and implement strategies to optimize the performance of assets.
* Stay informed about industry trends, local market conditions, and economic indicators that may impact investment decisions.
* Assist team to ensure all legal and regulatory requirements are met throughout the acquisition process.
* Review and manage documentation related to acquisitions, including purchase agreements, third-party due diligence reports and contracts.
* Develop relationships with brokers, principals, developers, and capital providers.
*Qualifications and Skills Requirements* * Six to ten years of multifamily real estate acquisitions or investment sale experience.
High degree of proficiency in all aspects of underwriting, market research and financial analysis.
* Bachelor's degree from four-year college or university in Real Estate, Finance or related field; or equivalent combination of education and experience.
* Thorough understanding of commercial real estate industry and multi-family sector.
Knowledge of real estate markets, trends, and investment strategies.
* Solid communication skills with demonstrated ability to prepare concise and informative written presentations in MS Word, MS Power Point and MS Excel.
* Exceptional financial modeling and analytical skills.
* Strong work ethic and initiative, with ability to oversee multiple projects/transactions simultaneously with independence and sounds judgement.
* Strong communication and relationship-management skills, both internally with senior management and externally with partners.
* High detail orientation and attention to accuracy in work product.
* Role will include some travel.
*Salary and Benefits* Griffin Capital’s salary ranges are determined by role, duration of direct experience, and internal and external pay equity considerations.
* The base salary range for this exempt, full-time position is $120,000-$180,000 + bonus eligibility + benefits.
